Information for owners
All owners of apartments in Elegant Lux contribute to the overall maintenance of the holiday complex by paying an annual fee. The amount due depends on the size of the property or properties you own. The amount of the fee, the scope of maintenance, and the basic rules for using the apartments in Elegant Lux are set out in the maintenance and management agreement, which is binding on all property owners in the complex. The purpose of this agreement is to ensure that the complex remains comfortable to live in and that it also retains its current aesthetic appearance. Maintenance of the complex covers its common areas and facilities such as the spa center, ski wardrobe, fitness center, etc.
The services we provide for the maintenance of Elegant Lux are:
- 24-hour year-round security and video surveillance;
- maintenance of common areas (spa center, ski wardrobe, fitness center, etc.);
- cleaning of gardens and common areas;
maintenance of the complex’s equipment; - overall management of the complex;
- a manager to take care of customers;
- reception;
The maintenance of the complex does not cover repairs in the apartments, renovation of installations, taxes and other expenses related to property ownership, etc. According to Bulgarian law, such expenses are the responsibility of the apartment owners. Elegant Lux can only pay these expenses on your behalf, at your request.
Renting
Some of the owners of apartments in Elegant Lux take advantage of the service of renting out their property when they are not using it. A separate contract is concluded between the owner of the apartment and the management company for the rental. As owners, you must notify us of your arrival or of your guests’ arrival so that we know when to rent out your apartment. Marketing, advertising, and including your property in the tourist network is the management company’s first obligation under the contract. In this regard, it signs agreements with tour operators and other organizations to ensure maximum occupancy of the apartments rented out by Elegant Lux.
Rental management is divided into activities that take place when your apartment is rented and activities that need to be carried out when there are no guests staying at the property.
Outside the tourist season, including during the summer, the management company continues to take care of your apartment. The property management manager ensures that the property is kept clean and in good working order so that it can be successfully rented out.
The property management manager informs you of the time your apartment is rented, the rental income, and the expenses for the apartment outside the peak tourist season.
The management company retains a certain percentage and/or fee for advertising and managing your apartment. You receive the income minus the fee each year.
